Finding a buyer
From the moment you instruct Royal Estates to sell your property, we will prepare full property details that include professional photographs, floorplans and virtual tour (fee - call for details). We regularly advertise our properties in local and national press and with the help of our in-house Marketing and PR department ensure properties are regularly featured in publications for editorial purposes. These tools work together to create maximum exposure for your property.
Agreeing an offer
Interested parties will approach us with their offers which we will put forward to you both verbally and in writing. Under the Estate Agency Act 1979, we are obliged to forward all offers for you to consider. Once you have accepted an offer we will liaise with both parties throughout the sale.
Exchanging and Completing
As soon as both parties are in agreement, contracts can be exchanged and a deposit is paid. A completion date is set which is usually a few days to a few weeks afterwards. On completion, the remaining monies are paid and you hand the keys over.

Buying a home can be a daunting and time-consuming process from the initial search right through until completion. Below is a step-by-step outline of the procedures involved when buying a property.
Register your interest
Once your details have been recorded by one of our negotiators you will be kept informed by telephone, email or post of any new properties available that match your criteria.
Making an offer
When you've found your ideal property we will put forward your offer to the seller both verbally and in the form of an offer letter.
This process often involves a degree of negotiation until both the buyer and seller agree a price. Until a contract has been signed there are no legal obligations for either party to complete the transaction.
Once the offer has been accepted
At this stage it is vital to have your finances in place and to have instructed a solicitor to act on your behalf throughout the conveyancing process.
Usually, within a short time, a survey will have been instructed by your mortgage company. This is to ensure the property is worth the price you have agreed to pay and is structurally sound.
Once the survey has been carried out, your solicitor is happy with the paperwork, and you have received your mortgage offer, you will be ready to exchange contracts.
Exchange
This is where both parties formally sign an agreement to proceed with the transaction making it legally binding. It is usual for a deposit of the purchase price to be paid at this stage and a completion date set. This would be the time when you start preparing for the move; arranging a removal company, notifying banks, utilities, insurance etc.
Completion
The final paperwork is signed by both the buyer and seller, your mortgage company pays the seller the agreed price and you finally get to pick up the keys to your new home!
